Timeshare Resort Insights Survey Results Part Five – Deferred Maintenance and More

Deferring maintenance creates a very high hurdle over time, as illustrated in the feedback from timeshare board members and resort managers responding to the recent TBMA 2022 Insights survey; comments on this topic, as well as Staffing and Safety and Repurposing are included in the collection of survey responses below:

Hawaii: “We order far ahead for all supplies and work hard to provide a safe unit.”

New Hampshire: “Our amount of deferred maintenance has significantly decreased over the past five years. Monies are regularly set aside to perform needed identified immediate maintenance projects. Upcoming larger projects (roofs, siding, etc.) have been identified, and accounts have been put in place to build funds so they can be done when necessary.

New Hampshire: “We do all in our power to minimize any safety risks for guests/members and staff.  If something is brought to our attention, it is immediately reviewed. Supplies are an ongoing hiccup.  We work around issues constantly.”

Rhode Island:“Supplies are hard to get for some items: appliances, furniture, mechanical parts.”

Wisconsin: “We have addressed deferred maintenance and have taken giant strides to catch up, utilizing the off-season, since the peak season is fully occupied, especially during June through September.  Owners generally object to having even outside maintenance on ‘their’ units while occupying them.”

Staffing and Safety 

Staffing shortages, supply chain instability, and lack of contractor availability have become more prominent, more significant factors in the management equation.

Florida: “Staffing is a third of what is budgeted.”

New Hampshire: “These are ongoing concerns for the resort.  Being in a small community, the employment pool is limited.  The area has very little affordable housing making getting and retaining staff a monumental task. Due to the age of the resort, we are always assessing our safety issues.” 

Rhode Island:“Staffing is an issue on-island, due to competition for summer workers.”

South Carolina: “Our management company is responsible for staffing. Safety issues are always important, especially the past two years with the COVID pandemic.”

Vermont: “Staffing, particularly housekeeping and maintenance personnel, is a challenge since COVID.  We do not have enough staff for proper housekeeping.”

Wisconsin: “Scarcity of everything! We have been looking for additional maintenance staff for months. Even shampoo has been hard to come by. We’ve gone to Amazon several times…”

Repurposing

For underperforming and severely budget-challenged resorts, repurposing can be the “best possible” solution.

New Hampshire: At this time, though membership is dwindling, we have no plans to repurpose the resort.”

Wisconsin: “As we look at a shrinking owner population and get queries for long-term rentals, the idea of clearing out one building and repurposing as a long-term rental is interesting.”
